This development is right in the New Brighton Mall down western the end between Subway and the Artisan Emporium.
What makes this ten-unit project unique is a couple of features.
- Small self-contained studio apartments on two levels as one unit
- Each unit has the ability to earn extra income
- There is off-street parking
Director of the Paradigm Group Adrian Roche says we looked at New Brighton and identified potential in the retail space.
He says the rejuvenation of New Brighton’s commercial hub will be about small owner-operated businesses and this offers the perfect opportunity. The B-Units will enable living upstairs and running retail downstairs. The B-Units are those facing into the Mall. There are only four and he anticipates these selling quickly.
“You are your own landlord and there are potential tax deductable options. Roche says if you don’t have a business you can live on level one and lease out the ground floor, or purchase as a mum and dad investor and rent out both upstairs and downstairs.”
The A-Units fronting Beresford Street have studio living on both levels, with considerations to having family in both, or live in one and rent out the other.
The Paradigm Director says this is aimed at singles or couples, small business people or investors. He is aware New Brighton has always had the reputation as a well-being and recreational suburb and believes that will intensify over the coming years.
He says he can see the four small downstairs commercial spaces on the Mall side being used for things like one-person operation like physio, massage, counselling, or maybe an accountant, financial advisor, mortgage broker etc
Roche believes this is a great entry level for a cashed up professional couple to get started.
“Being in the Mall means walking access to just about everywhere.”
Roche expects the project to take about 2 years and is accepting a 5% deposit on all expressions of interest by April 28th.
He says the price on each is negotiable and he is available to answer any questions.
